Access Statement for The Old Stables, Hurlingpot Farm, Chelynch, Shepton Mallet, Somerset, BA4 4 PY
Introduction
The Old Stables is a Grade II listed barn conversion and is a small bed and breakfast, set in approximately 250 acres, on the edge of the Mendip Hills, in North East Somerset. A perfect retreat to unwind and relax. Enjoy the beautiful walks, or explore the many attractions in the area, such as Longleat, Wookey Hole and Cheddar Caves, the historic city of Wells, with its’ stunning Cathedral, and the famous spa city of Bath, with its splendid Georgian architecture and Roman Baths. We are also close to the Bath and West showground.

There is no public transport service which brings you direct to my door, however a bus service operates to Doulting (approx. 1 mile away) from Wells and Castle Cary Station. For details call Travel Line on 0871 200 2233 open daily 7am to 10pm. There are 2 local taxi services and a local Bristol and Heathrow Airport transport service.
Castle Cary Station is a main line service, London Paddington to the South West, and is approx. 15mins drive by car from the Old Stables. Bristol Airport is approx. 40mins drive by car.
The Old Stables does not cater for children under 4. It is not suitable for wheelchair users. However there is a ground floor room with en-suite shower, accessed from the dining room via 3 shallow steps. This room is suitable for those who find stairs difficult. Dogs are accepted by special arrangement but we reserve the right to decline a booking. (For instance if another guest was a severe asthmatic.)
Arrival & Car Parking Facilities
The Old Stables is approached from the King's Road, past the Poacher's Pocket Pub. Turn into the Farm drive marked Hurlingpot Farm Bed and Breakfast. Proceed down the tarmac drive for approx. 0.2miles. The Old Stables is the second house on the right. There is ample off road parking in the graveled court yard directly in front of the Old Stables. The property is signed as you drive in and on the side of the house. There are four outside lights illuminating the property and parking area.
Main Entrance, Reception & Ticketing Area
There is a pull bell to the right of the front door which is accessed via 5 steps, 4 of which are approx. 13cm in height, with the second step being much wider than the others at approx. 59cm. They are constructed of paving slabs and there are 2 lights either side of the steps. Guests are welcomed into the hall where registration details are taken. Each guest is given a set of keys to the room and main door. Guests are shown the fire exit signs, evacuation route and emergency assembly point. The entrance hall has a flag stone floor leading to the dining room which has an oak floor, all on the same level. The entrance hall is approx. 10ft by 15.5ft and the dining is approx. 32ft by 18ft. These areas are well lit with both natural and artificial light.
Public Areas - Hall, Stairs, Landing, Corridors etc
The stairs to the first floor rooms is carpeted and there are 11 steps in all and each approx. 8” in height. The landing and corridors are carpeted, lit by both natural and artificial lighting. They are kept clear at all times and all on the same level.
Public Areas - Sitting room, lounges, lobbies etc
The guest lounge can be accessed from the dining room, via a hallway. There are 3 steps to the hallway, each approx. 5.5” in height. The hall is carpeted and on the same level as the lounge. The lounge is a large room approx. 30ft by 20ft and during the winter months is heated with a wood burning stove. It also has central heating. There is a 32” flat screen TV and WIFI access is available. The room is carpeted and well lit having 3 sets of glazed double doors, as well as a window. There are 5 wall lights and a centre light in this room.
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
The dining room ceiling is the full height of the barn exposing the original 17th century beams. There is much natural light in this area via two large glazed openings. There are three spotlights as well as a polished iron chandelier and lantern to light this area. There is a main dining table seating up to 6 people and a small table to the side for couples who wish to share a quiet breakfast. Special dietary requirements can be catered for by arrangement. The glazed door from the dining room leads to a patio area and is marked FIRE EXIT. There is a key in this door at all times to gain access to the outside patio area which is the designated fire assembly point. Local produce is used whenever possible. Evening meals are not served here but there is a very good pub within walking distance at the end of the drive. Packed lunches can also be provided upon request.
Bedrooms & Sleeping Areas
There are 3 bedrooms. The first of which is situated on the ground floor, accessed from the dining room via 3 steps. The other 2 are on the first floor, accessed via the stairs from the dining room. All bedrooms are fully carpeted, centrally heated, with hairdryer, radio alarm clock, TV with remote, guest information pack, full length mirror and beverage tray. All kettles are cordless with a view strip to check water level. All floors are level, with easy unobstructed access to the en-suite facilities. All bedrooms have natural light plus ceiling light and bedside lights. Each room has a fire detector which is interlinked. Bedroom 1 has a superking zip and link bed, 2 rocking chairs, 28” TV with freeview and remote. Bedroom 2 has a kingsize bed, 2 seater sofa and 15” TV with remote. Bedroom 3 has a kingsize oak bedstead, with sprung mattress, 2 leather tub chairs and a 15” Digital TV with remote.
Bathroom, Shower-room & WC [Ensuite or Shared]
Bathrooms are fitted with white suites and chrome fittings, all sinks have a shelf and mirror with electric shaving points with lights above. There are also ceiling lights with extractor fans. Towel rails are fitted above radiators in room 1 and 2, and room 3 has an electric towel rail. All floors are level and there are no steps from the bedrooms. An anti-slip mat is provided for the bath in room 2, both other rooms have showers. Room 1 bathroom is carpeted, room 2 is vinyl and room 3 is tiled.
Additional Information
There is a no smoking policy throughout the building.
There is a telephone situated in the hallway and lounge for emergency calls and guest use upon request.
